# Solar panels in Hythe: hillside streets, the medieval town and the canal

*Last reviewed: 26 October 2026. Figures are estimates unless stated; method and sources are given beside each one.*

Hythe climbs from the Royal Military Canal to St Leonard's church. The council's appraisal says the land rises from sea level to about 50 m. People often ask whether a hillside steals sunlight. In Hythe the high ground is behind most houses, to the north, so south-facing roofs keep an open view of the sun. This guide covers what that means for yield, then the planning rules in the conservation area, the first designated in the district. For the larger town next door, see [Folkestone](https://kilowatts.uk/services/residential/renewable-energy/residential-solar-panel-installation/kent/folkestone/).

## Does the hill shade Hythe roofs?

PVGIS's terrain horizon for our Hythe point (51.071, 1.084) rises to about 6° only to the north-north-west, where the slope climbs behind the town. Due south, towards the sea, it is about 0.4° ([PVGIS horizon tool](https://re.jrc.ec.europa.eu/api/v5_3/printhorizon)). In practice, the hillside does not shade a south roof. What does matter on a slope is the house above or below yours, and mature trees in gardens. A survey or RoboMo™ model of your own roof will show those.

Multiply by your system size for a first estimate; a roof survey replaces it.*

Among the Kent points we have modelled, only Folkestone (1,111) and Sandwich (1,100) score higher. June and July each give about 137 kWh per kWp; December gives about 36.

**Estimates:**

- **4 kWp facing south:** about 4,380 kWh a year.
- **5 kWp facing south-west:** about 5,200 kWh a year.

Steep streets may need more scaffolding. Ask each quote to price it separately. Domestic solar and batteries carry 0% VAT until 31 March 2027 ([HMRC](https://www.gov.uk/guidance/vat-on-energy-saving-materials-and-heating-equipment-notice-7086)).

## Hythe Conservation Area

- **Designated 14 November 1969,** the first in the district ([F&H heritage strategy paper](https://www.folkestone-hythe.gov.uk/downloads/file/1455/eb-1123-13-conservation-areas-v02-consultation); [planning.data](https://www.planning.data.gov.uk/entity/44007332)).
- **Extended in 1992** to include Oaklands, part of the Royal Military Canal and the South Road Recreation Ground ([Hythe Conservation Area Appraisal, 2008](https://www.folkestone-hythe.gov.uk/downloads/file/2514/hythe-conservation-area-appraisal-8-may-2008)).
- **Listed walls:** the appraisal notes that the medieval ragstone walls are all listed. The canal is a Scheduled Monument.

What this means for panels:

- **Unlisted house in the conservation area:** national permitted development still applies. Keep within 0.2 m of the slope and below the ridge. Walls, balconies and roof enclosures fronting a highway are excluded ([GPDO](https://www.legislation.gov.uk/uksi/2015/596/schedule/2/part/14/crossheading/class-a-installation-or-alteration-etc-of-solar-equipment-on-domestic-premises)).
- **Listed house, or a building attached to a listed wall:** you need listed building consent. Check the [National Heritage List](https://historicengland.org.uk/listing/the-list/).
- **Article 4:** Folkestone & Hythe District Council's [Article 4 page](https://www.folkestone-hythe.gov.uk/downloads/download/544/article-4-planning) lists directions at Longage Hill, Lyminge, not in Hythe. Confirm for your address.
- **Nearby:** Saltwood (1974) and Sandgate (1972) have their own conservation areas ([F&H](https://www.folkestone-hythe.gov.uk/planning/conservation-areas)).

## Who owns Hythe's homes

Hythe ward, Census 2021 (5,365 households; [TS054](https://www.nomisweb.co.uk/datasets/c2021ts054); [TS044](https://www.nomisweb.co.uk/datasets/c2021ts044)):

- 72.0% are owner-occupied.
- 49.1% are owned outright.
- 30.6% are detached houses.
- 18.8% are flats.

Most Hythe households can decide for themselves. In a flat, the freeholder's consent and the lease come first.

## Getting paid for export

Export payments under the Smart Export Guarantee need an export meter and an MCS-certified (or equivalent) system ([Ofgem](https://www.ofgem.gov.uk/sites/default/files/docs/2020/02/seg%5Fgenerator%5Fguidance%5F-%5Ffinal%5Ffor%5Fpublication.pdf)). Systems over about 3.68 kW per phase, or with a large battery inverter, need G99 approval from UK Power Networks before installation ([ENA](https://www.energynetworks.org/assets/images/Resource%20library/G98%20Single%20Premises%20Summary%20Guide.pdf)).

## Who will fit it?

For Hythe, start with the firms in our [directory](https://kilowatts.uk/electrical-companies/) and the [compare-quotes form](https://kilowatts.uk/services/#get-quote-now). Ask for a written layout, a generation estimate and the warranty terms, and verify certification independently on the [MCS site](https://mcscertified.com/consumers/consumer-grants-incentives/smart-export-guarantee/).

## Frequently Asked Questions

### Does Hythe's hillside shade solar panels?

Not for south-facing roofs. PVGIS's terrain horizon reaches about 6° only to the north-north-west, behind the town. To the south it is under 1°. Neighbouring houses and trees on the slope matter more.

### How much electricity will a 4 kWp system make in Hythe?

About 4,380 kWh a year facing south, using PVGIS's 1,096 kWh per kWp. That is a long-run average, not a guarantee.

### Can I fit solar panels in Hythe Conservation Area?

On an unlisted house, usually yes under permitted development, keeping within 0.2 m of a pitched roof slope and below the ridge. Walls, balconies and roof enclosures fronting a highway are excluded. Listed buildings need consent.

### Are there Article 4 directions in Hythe?

Folkestone & Hythe District Council's Article 4 page lists directions at Longage Hill, Lyminge, not in Hythe. Check with the council for your property.

### Is Hythe better for solar than Folkestone?

Slightly lower: PVGIS gives 1,096 kWh per kWp in Hythe against 1,111 in Folkestone. Both are near the top of the Kent towns we have modelled.

### What will scaffolding cost on a steep Hythe street?

It varies by site, so ask each installer to price scaffolding as a separate line. Then you can compare quotes fairly.
