Solar panels in Sevenoaks: larger detached roofs, garden arrays and the Green Belt and Kent Downs around the town

Last reviewed: 29 October 2026. Figures are estimates unless stated; method and sources are given beside each one.

Sevenoaks has more detached homes than any other town in this batch. In the Eastern, Kippington, Northern, and Town and St John's wards, 34.3% of households live in a detached house and 33.8% own outright (Census 2021). Larger roofs make systems over 4 kWp realistic. Bigger gardens raise the option of a ground-mounted array, which has different planning rules here.

Homes in the four town wards

Detached Semi Terraced Flat Owned outright Owned with a mortgage or loan
34.3% 23.4% 16.7% 25.5% 33.8% 32.1%

Census 2021 TS044 and TS054, our ward totals. Shared ownership is a separate Census category and is not included.

Sizing a bigger system

System Roof needed (approx.) South-facing output Estimated cost
4 kWp one 10-panel slope about 4,060 kWh about £7,400
6 kWp two faces, or one large slope about 6,090 kWh (south) about £10,300
8 kWp several faces about 8,120 kWh (south) about £13,800

Output: PVGIS 1,015 kWh/kWp facing south. Panel counts assume about 400 W per panel.

These are budgeting estimates, not prices: kWp × the DESNZ South East mean for 2025/26 (£1,858.90/kW for 0–4 kW, £1,721.49/kW for 4–10 kW), rounded to the nearest £100, with no storage.

Most detached roofs face more than one way. At the town point, PVGIS gives 958 kWh/kWp facing south-east, 956 facing south-west, 811 facing east and 806 facing west. A 3 + 3 kWp east-west layout gives about 4,850 kWh a year.

Where these come from: PVGIS release 5.3 with SARAH3 irradiance, 1 kWp on a roof at 35° with 14% losses and the local skyline. Treat them as a starting estimate before a survey.

The model point is 151 m above sea level, with a skyline no higher than 1.5°. Garden trees are the bigger issue for many Sevenoaks homes, and PVGIS cannot model them.

Grid: above 16 A per phase (about 3.68 kW on a single-phase supply), UK Power Networks must approve the system first under G99. Smaller systems use G98. For a 6 to 8 kWp system, the installer may limit export or propose a different inverter setup. Ask them to explain it. Exports are paid through a Smart Export Guarantee tariff.

Batteries and VAT

A larger array exports more in summer, so a battery makes more sense. The Energy Saving Trust gives about £1,500 to £10,000 depending on capacity. Solar and batteries for homes are zero-rated for VAT until 31 March 2027 (HMRC). Size it with the battery calculator.

Garden arrays near Knole, the Kent Downs and the Green Belt

Land east of the town, including Knole, is in the Kent Downs National Landscape, and the countryside around the town is Green Belt. A rooftop array on a house follows the same national limits in both. Ground-mounted panels in a garden are permitted development only under Class B. On article 2(3) land, which includes National Landscapes and conservation areas, that class adds a condition about distance from the boundary. Read Class B, or ask Sevenoaks District Council, before planning a garden array.

Town conservation areas

Sevenoaks District Council's conservation areas directory lists the town areas, including Sevenoaks High Street (designated 1971) and Hartslands (first designated 2011). Others include Kippington and Oakhill Road, The Vine, Vine Court, Granville Road and Eardley Road, Brittains Farm, Wildernesse and Riverhead. Maps are on the conservation area data page.

National rules (GPDO Part 14, Class A, as amended by SI 2026/896 from 27 August 2026): in a conservation area, panels on a wall, balcony or roof enclosure fronting a highway are not permitted development. Elsewhere on a house, pitched-roof panels must stay within 0.2 m of the slope and below the ridge, and panels on a wall, balcony or roof enclosure may project up to 0.4 m, or 0.2 m where it abuts a highway. Listed buildings are excluded.

Article 4 directions. The district publishes an Article 4 open dataset with mapped areas, but the records do not explain what each one covers. The most recent direction we found is for the Kemsing conservation area (2023), which covers front boundaries and front gardens. If your property falls in a mapped area, ask the council what that direction covers.

Choosing who fits it in Sevenoaks

Shortlist two or three businesses from the Kilowatts UK listings and ask for like-for-like quotes. Like-for-like means the same roof faces, the same system size and the same battery (or none). Get the warranty terms in writing.

FAQ

Need Help? RoboMo's Got Answers

What size solar system suits a detached house in Sevenoaks?
Often 4 to 8 kWp across one or more roof faces. Our PVGIS estimate for a south-facing 6 kWp array is about 6,090 kWh a year. A 3 + 3 kWp east-west layout gives about 4,850 kWh.
How much does a 6 kWp system cost in Sevenoaks?
About £10,300 by our estimate, using the DESNZ 2025/26 South East average of £1,721.49 per kW for 4 to 10 kW systems. No battery is included, and quotes will differ.
Can I put ground-mounted solar panels in my Sevenoaks garden?
Possibly, under the national rules for stand-alone solar (Class B). On protected land, which includes the Kent Downs National Landscape and conservation areas, there is an extra boundary-distance condition. Read the rules or ask Sevenoaks District Council first.
Does the Green Belt stop roof panels in Sevenoaks?
No. The national rooftop limits for houses make no exception for Green Belt. Conservation areas, listed buildings and Article 4 directions are the things to check.
Will a large system need permission from UK Power Networks?
Usually, if it exceeds 16 A per phase (about 3.68 kW on a single-phase supply). The installer applies under G99 before fitting. Smaller systems are notified afterwards under G98.
