Solar panels in Sheerness: low-lying terraces, rented homes and three conservation areas

Sheerness sits almost at sea level on the north-west tip of the Isle of Sheppey. That flat setting gives this batch's best modelled output, but the town's housing makes things harder: nearly half its homes are terraced, and more than a third of households rent privately (Census 2021).

Sun: as open as it gets

PVGIS models the town's point at about 2 m above sea level, with the skyline just 0.4° above the horizon due south. Nothing in the terrain blocks low winter sun.

All yields are modelled estimates (JRC PVGIS 5.3, building-integrated mounting setting, 35°, 14% loss, horizon shading on). They describe an average year at one map point, not your house.

A south-facing kWp here makes about 37 kWh in December and about 128 kWh in July. Being on the coast means nothing shades you from the south, but sea air is harsh on metal: ask quotes to name the fixings and rail finish they use.

Housing and tenure in the Sheerness ward

If you rent, you cannot fit panels without the landlord's written agreement. You can show them a free modelled layout and output figure, and point out that 0% VAT on residential solar runs until 31 March 2027 (HMRC). Social housing tenants should ask their landlord about any planned retrofit programme.

If you own a terrace, the usable roof is usually the rear slope between party walls. Expect 2 to 3 kWp on a two-storey Victorian terrace, less if there is a rear outrigger with its own small roof.

Mile Town, Marine Town and Bluetown

Swale Borough Council has three conservation areas in Sheerness, and lists all three as at risk:

• Sheerness Mile Town, the shopping and residential streets around the town centre, with a draft appraisal from August 2023.
• Sheerness Marine Town, the seafront and streets to the east, also with a draft appraisal from August 2023.
• Royal Naval Dockyard and Bluetown, the former dockyard and the streets beside it.

National rules (GPDO Part 14, Class A, as amended by SI 2026/896 from 27 August 2026): in a conservation area, panels on a wall, balcony or roof enclosure fronting a highway are not permitted development. Elsewhere on a house, pitched-roof panels must stay within 0.2 m of the slope and below the ridge, and panels on a wall, balcony or roof enclosure may project up to 0.4 m, or 0.2 m where it abuts a highway. Listed buildings are excluded.

Marine Parade Article 4 direction. Swale's Article 4 page lists a direction made on 18 August 1981 for numbers 43 to 72 Marine Parade (planning.data). It controls alterations and extensions to front elevations, including porches, and front boundaries. Whether it covers solar panels on a front roof slope is not stated, so ask Swale before planning anything at the front of those houses. Rear slopes are the safer option.

Connection and payment for exports

A 3 kWp system on a single-phase supply is notified to UK Power Networks under G98 after fitting. Bigger systems need G99 approval first. Export payments come through a Smart Export Guarantee tariff.

Choosing who fits it in Sheerness

Shortlist two or three businesses from the Kilowatts UK listings and ask for like-for-like quotes. Like-for-like means the same roof faces, the same system size and the same battery (or none). Get the warranty terms in writing.
